One Rund
Through Richard’s personality and hands-on approach, Richard leads Rund as Managing Director in a highly engaging and proactive manner.
With over 20 years’ experience in the property and construction industry, Richard’s experience extends across the commercial and residential sectors as a Building Surveyor and Employer’s Agent.
Richard has previously spent part of his career as a Development Project Manager for a leading registered housing provider, meaning that he has first-hand experience in managing both refurbishment and new-build projects.
Richard commented: “I believe it’s important to be straight talking and honest with every client, to develop a bespoke plan which will successfully deliver their individual requirements. I’m proud to lead a highly motivated team which mirrors this belief and is committed to delivering a high quality of service for every client.”
Paul manages our Southampton office, and is directly involved in running projects on behalf of a variety of clients across the south of England to provide his in-depth knowledge and experience to ensure a successful project.
As a Chartered Quantity Surveyor, Paul leads our cost consultancy services and works with clients, and other professionals, from initial feasibility through to project completion. Paul has a wealth of knowledge with over 30 years’ experience in the property and construction industry, with particular expertise in commercial and residential developments.
Paul commented: “I’ve worked at Rund since 2005, proudly watching staff develop their careers and overcome new challenges every day, as we work across such a broad range of sectors. With every new challenge comes a new sense of achievement when a project successfully completes, and this feeling never grows old.”
Paul is a Chartered Surveyor and Executive Director at Rund. Boasting over 20 years of experience in the property and construction industry, his expertise is focused on the residential sectors, encompassing build to rent, affordable housing, and purpose-built student accommodation. Paul leads strategic, residential-led developments on a national scale, placing a strong emphasis on collaboration and a joint approach to ensure successful project outcomes.
Having joined Rund in 2012, Paul has played an instrumental role in the company's development and growth, facilitating diversification into new sectors and locations across the UK. His primary focus remains business performance, strategic growth, and achieving business plan targets through critical thinking, sound decision-making, and operational excellence.
Building collaborative relationships is at the core of Paul’s approach, prioritising the values of client, collaboration, integrity, people and quality. He is a staunch advocate of teamwork, leading a solution-focused approach to leverage collective strengths and resources to overcome challenges, ensure service continuity, and deliver high-quality results consistently.
Through Paul’s extensive experience in both private and public sectors, he has undertaken various roles, including Project Director, Project Manager, Employer's Agent, Joint Venture Supervisor, and Contract Administrator. Paul’s portfolio spans strategic development agreements, multi-phased regeneration schemes, large and smaller residential developments, and refurbishments in live environments across arts & leisure, commercial, and education sectors.

Philip is a Chartered Building Surveyor with wide-ranging experience across the residential, education and healthcare sectors.
In conjunction with colleagues, Philip provides Employer’s Agent and Project Management services for multi-million pound mixed-use residential schemes. Philip is experienced in managing complex development sites and overcoming the challenges of site abnormals, phased delivery and engagement with multiple stakeholders.
His background, as a Building Surveyor, ensures that Philip is well-versed in neighbourly matters and he is able to provide a keen focus on build quality.
Phil commented: “During my time at Rund, I’ve been fortunate enough to work across multiple large-scale developments with prestigious clients who trust our judgement and appreciate our dedication to their project. We take each individual experience and apply our learnings to every new challenge, which is what makes our line of work so rewarding.”
Caroline has more than 30 years of experience working in HR. She has multiple qualifications, including accreditations with the Chartered Institute of Personnel Development and the Chartered Institute of Payroll Professionals.
Caroline has worked across a broad range of sectors including housing, retail, and travel. She has led HR divisions for companies across the UK and Europe, with previous roles at companies with significantly high personnel and sites.
Caroline’s role at Rund centres around evolving our HR strategies in line with the company’s growth. She heads up our team investment initiatives, making sure everyone continues to feel supported on both a personal and professional level. She also works to develop and streamline our company policies and processes, while driving our recruitment strategy to help us strengthen our status as the ‘Consultant of Choice’ for prospective new employees.
As a fully qualified Chartered Quantity Surveyor and a member of the Association of Project Management, Stuart brings a wealth of experience and expertise to Rund after working across a wide range of construction sectors over the past 30 years. This includes the residential (affordable, private and private rented), later living, education, commercial and healthcare sectors, where he was involved in managing multiple complex construction projects.
Prior to Rund, Stuart worked as Project Director/Programme Manager at Arcadis, where he managed a 30-strong team of Project and Cost Managers. As part of Arcadis’ South West Government Programme and Project Management team, Stuart was responsible for strategic leadership, as well as leading delivery of client objectives on a variety of schemes including social infrastructure projects, urban growth and revitalisation programmes.
Stuart commented: “Rund has built an excellent reputation for itself over the years, as I was already aware of its prestige within the Employer’s Agent and Quantity Surveying sectors before joining the company. As a recent addition to Rund, I’m looking forward to passing on my knowledge to an already talented team, and seeing what we can achieve together for our clients.”
Tim joined Rund in the spring of 2012 having worked previously for many years with a main contractor as a Project Surveyor. Tim has over 14 years’ experience in the construction industry as a Quantity Surveyor. His day to day role is Employer’s Agent on large residential schemes in the southern region but is also involved with feasibility estimates, budget costings, cost plans and traditional quantity surveying and contract administration services for a range of different clients.
Tim oversees a team of Employer’s Agents and Quantity Surveyors from our Southampton office and has experience working on projects within residential, education, healthcare, industrial sectors and historic buildings, as well as smaller domestic schemes.
Tim commented: “Having worked across various roles at Rund, I enjoy managing a team with such broad skillsets, with each employee complementing each other with their individual strengths. Our multi-disciplinary service appeals to many clients, as we provide multiple services and offer a holistic view for their projects.”
Tom prioritises seamless delivery in every project, going above and beyond to deliver only the highest quality of service. Clients appreciate his well-informed advice, which is always underpinned by his consideration for long-term objectives and key output deliverables.
Tom’s robust background of experience has seen him lead schemes across multiple sectors including residential, hospitality, and leisure. He also has strong expertise in stakeholder management, having worked across several capital projects within an international healthcare group portfolio.
Tom leads and manages our Birmingham team, while supporting our Senior Management team and Directors as we further enhance our reputation as ‘The Consultant Of Choice’.
Tom commented: “Our work is a continual learning curve as we embrace new opportunities and challenges with every project. I thoroughly enjoy pushing the boundaries of my knowledge base and skillset, getting under the skin of every project element to ensure excellence is always delivered. It is encouraging to work with a team which shares the same level of commitment, and I look forward to working collaboratively as ‘One Rund’ in the coming years to continue building our established presence in the Midlands.”
Terry heads up our in-house Clerk of Works team and has over 22 years of experience working in the construction industry. He began his venture into the industry by completing a three-year apprenticeship in passive fire protection, subsequently becoming an Installation Engineer. His past experience also includes working with the NHS as Building Manager, where he headed up the building department for three hospital sites in Kent, overseeing construction works and managing the building maintenance teams, ultimately ensuring compliance for the client.
Terry’s thorough knowledge in fire engineering, compliance and building safety assures our clients that the team is ensuring the delivery of the highest standards of quality and safety across developments.
Will joined Rund in 2021 and has 19 years of experience working in the property and construction industry. During this time, he has amassed significant experience working across multi-million-pound residential, education and commercial schemes. As a Project Manager with a building surveying background, his experience includes acting as Employer’s Agent, Contract Administrator and New Build Development Consultant.
Will commented: “It has been fantastic working across such a significant range of projects with the Rund team and ensuring their success. I'm very much looking forward to the next stage of my career, which will enable me to focus on the generation of new and repeat business, as well as mentoring assistants and graduates entering the business.”
Simon has worked in the property and construction industry for more than 10 years and is a highly experienced Employer’s Agent and Quantity Surveyor. He joined Rund in 2016 as Assistant Surveyor and has since developed a wealth of experience after successfully delivering many construction projects across the residential, commercial, and leisure sectors. Clients have praised Simon’s trusted advice time and time again, as he offers a broad range of multi-disciplinary skills, including Project Management, Cost Planning, and Contract Administration.
Simon has played an instrumental role in Rund’s rapid expansion over the years, helping us build a strong reputation and portfolio of work in the South West – which subsequently led to opening our Bristol office in 2021. Simon now supports the management of our Bristol office, business development and our ambitious growth plans as we enhance our status as ‘The Consultant of Choice’.
Simon commented: “One of Rund’s core values which particularly resonates with me is Collaboration. Working closely with many different team members has allowed me to enhance my skillsets and develop in my role – and in turn, pass learnings onto junior members of the team. We all work as One Rund to help each other progress and are collectively dedicated to delivering exceptional services to our clients.”
Dan’s strong leadership skills, significant contractual and commercial expertise are highly valued by clients. His diverse skillset has been developed over the past 7 years and features multiple specialisms including mixed use developments, forward funding arrangements, and affordable housing schemes.
After joining Rund in 2019 as a Surveyor, Dan has excelled in his role and helped us reach new heights within our client portfolio and service offering. He has played a central role in expanding Rund’s client base in joint ventures and enhancing our highly regarded Joint Venture Supervisor services. Dan has also led our team to success on multiple projects thanks to his exceptional management skills. His role as Managing Surveyor is fundamental as we continue strengthening our team and extending our service offering nationwide.
Dan commented: “It has been invigorating to work on a variety of joint venture schemes at Rund and help make large scale projects accessible, while seeing multiple organisations build long-term, meaningful relationships. In addition, working collaboratively with team members across a large range of developments and disciplines has allowed me to elevate my existing skillset and add value to projects. I am looking forward to supporting more clients as the construction industry continues to adapt at a fast pace and present exciting new opportunities.”
Andrew offers clients a direct, honest approach, complemented by his strong technical knowledge from more than 30 years of working in the property and construction industry. He has substantial expertise in affordable housing developments and has led various mass scale schemes across the south of England.
Andrew joined Rund as an Assistant Surveyor in 2015, following his previous career as a tradesman and founder of a small construction company. He has been instrumental in developing our presence across the south of England and extending our service provision with clients, effectively showcasing the breadth of our multi-disciplinary service.
Andrew commented: “I have been able to shape my own role at Rund after being exposed to a substantial variety of projects and clients. My role is highly fulfilling as I feel trusted by my team to take ownership of projects and see them through from inception to completion. In addition, I believe an honest approach is key to exceptional quality consultancy. Clients know we are genuinely invested in a project’s success, which is why we have built so many long-term relationships over the past 35 years.”
Will has 8 years of experience in the construction industry and provides Technical Due Diligence, Quantity Surveying, Monitoring Surveying, Project Management and Employer’s Agent services to our clients, giving experience of identifying, mitigating and managing risk from a number of different perspectives.
Will is primarily involved in residential and mixed-use schemes in London and the surrounding counties, with vast experience across both high-rise and low-rise developments.
As Associate, Will also provides significant support in the ongoing professional development of our surveying teams and the development of our graduate programme. Will himself joined our team following a summer internship during his studies at the University of Warwick, which inspired him to take up a role in construction consultancy and surveying.
Ben has 8 years of experience in the provision of property consultancy services within the residential and commercial sectors and across varying development models.
Ben provides Quantity Surveying, Employer’s Agent and Project Management services for our clients and works extensively with developers and housing providers, particularly on our residential-led schemes. He is experienced in managing complex sites and phased delivery challenges, including proactively engaging with project team members and the varying stakeholders involved in such developments.
Ben began his career with Rund in 2017, first joining our London team as an Assistant Surveyor before quickly progressing through our structured development plan for surveyors. Through Rund's support, Ben achieved membership of the RICS in 2022.
Jo has over 10 years of experience in the construction industry, providing Joint Venture Supervision, Employer’s Agent, Quantity Surveying, and Project Management services across a variety of sectors. She began her career at Rund in 2019 as a Surveyor, progressing to Senior Surveyor and now Associate, reflecting her dedication and expertise in the field.
Jo works within the residential and commercial sectors across various development models. She achieved membership to the Royal Institution of Chartered Surveyors (RICS) in 2024, a milestone supported by Rund’s commitment to her professional development.
Jo is also involved in Rund's internal teams, including Women in Rund, the Graduate Programme, and the APC team, where she actively contributes to bringing new talent into the business and helping upskill her colleagues. Her involvement in these initiatives demonstrates her passion for nurturing growth and development within the industry.
Aqib has 6 years of experience in the construction industry, providing Employer’s Agent, Project Management, and Technical Due Diligence services to clients. His primary focus is in the residential and commercial sectors, with extensive experience in the construction of low-rise housing, high-rise developments, high-risk projects, built-to-rent schemes, and commercial office space.
Aqib works closely with institutional investors, government entities, and housing associations, ensuring that projects are delivered to the highest standards. His experience on complex sites has enabled him to excel in project planning and control, risk management, stakeholder and contract management, and dispute resolution.
Aqib joined Rund in April 2024 and became chartered with the Royal Institution of Chartered Surveyors (RICS) in the same year. He is now involved in developing the Birmingham team and supporting colleagues on their journey to RICS chartership.
Ian has over 25 years of experience in the construction industry, specialising in Clerk of Works services across a range of sectors. His expertise spans projects including refurbishments, new builds, and fit-outs, where he focuses on ensuring compliance with Building Regulations and raising quality standards.
Ian works on a variety of residential projects, including affordable housing, rented, and shared ownership homes. He is skilled at managing relationships with clients, builders, and site teams to ensure projects are completed to the highest standards.
Ian's extensive career also includes previous roles as a Senior Building Inspector at a warranty and insurance provider for new homes, where he gained experience in both low-rise and high-rise developments. He is dedicated to supporting the professional development of junior team members and continues to build his own expertise through ongoing learning and certifications.
Govinder has 10 years of experience in the construction industry and provides Project Management and Employer’s Agent services on residential and commercial schemes.
Possessing a BEng (Hons) in Civil Engineering, Govinder began his career as a graduate, progressing through the ranks of multidisciplinary construction consultancies.
Govinder’s expertise in project delivery, from procurement and contract administration to stakeholder engagement and team leadership, has enabled him to successfully manage high-profile projects across the public and private sectors.
As an Associate, Govinder brings his experience and knowledge to our project teams, providing support and mentoring to members of the team.
Tyler has 5 years of experience in the construction industry and provides Project Management, Employer’s Agent, and Monitoring Surveyor services, offering clients comprehensive support across the various stages of the project lifecycle.
Holding a BEng (Hons) in Civil Engineering, Tyler began his career as an Assistant in project management services, quickly excelling in his role and leading him to join Rund as a Senior Surveyor.
His ability to navigate diverse clients and align with strategic objectives led to his promotion to Associate, expanding his responsibilities to include team leadership, business development, and client management.
Currently, his focus lies in nurturing the professional growth of junior surveying teams, ensuring they develop the skills and confidence to excel in their careers.
Neil has over 20 years of experience in the construction industry providing Project Management, Contract Administration, and Quantity Surveying services. He boasts a diverse career with global experience, having previously run his own consultancy in Africa, where he serviced mixed commercial projects. At Rund, Neil lends his invaluable expertise to projects spanning the south of England, from affordable housing developments to large-scale regeneration schemes.
A RICS Certified Leader, Neil excels at resolving complex issues, supervising project finances, preparing tender and contract documents, and fulfilling the needs of clients, while ensuring legal and quality standards. As such, he has become an invaluable member of project teams, leading to his promotion to Associate.
Neil’s technical expertise and strong experience positions him as a knowledgeable leader who can adapt to diverse clients and projects, as evidenced by his chartership with the Royal Institution of Chartered Surveyors (RICS). Throughout his career, Neil has gained expertise through a wealth of projects including new builds, fit-outs, and refurbishments.
Rob has over 20 years of experience in the construction industry, with expertise including timber frame construction, fire stopping, fire doors, and External Wall System Fire Review. A Fellow of the Institute of Clerk of Works and Construction Inspectorate (FICWCI), Rob holds both a Fire Stopping Inspection Diploma and AssocRICS status. His extensive expertise spans a variety of projects, including new build, conversion, and refurbishment, on which he consistently demonstrates a keen eye for detail and a proactive approach to site inspections.
As an Associate, Rob leverages his technical expertise in fire safety and construction standards to ensure that projects are completed to the highest levels of safety and quality.
Having joined Rund in 2004, Rob has contributed significantly to the success of a variety of projects, and his ability to manage complex site inspections underlines his importance to the team.
